Final terms dated 12 May 2026 for SW (FINANCE) I PLC's £300,000,000 Sub-Class A23 6.875% Fixed Rate Class A Guaranteed Bonds due 14 November 2034 (the "Bonds") (the "Final Terms") issued under its £10,000,000,000 Multicurrency Programme for the issuance of Guaranteed Bonds (the "Programme"); and

The Final Terms contain the final terms of the Bonds and must be read in conjunction with the prospectus dated 10 November 2025, as supplemented on 1 May 2026, (the "Prospectus") relating to the Programme, which constitutes a base prospectus for the purposes of the UK Prospectus Regulation.
