Big Yellow Group PLC opened its 70,000 sq ft Staines store on August 5, 2025, and plans to open three additional stores this financial year, totaling 240,000 sq ft, in Queensbury (October 2025), Slough (February 2026), and Wembley (March 2026). The nine sites under construction, including Staines, are stated to add 730,000 sq ft of capacity (11% of current MLA), and these nine sites combined with five further pipeline sites are stated to add a proforma net operating income of approximately £37 million, an 8.8% return on a £422 million total development cost, of which £214 million has been spent to date.

Development update
Big Yellow is pleased to announce that it has opened its new 70,000 sq ft store at Staines, West London. The store is located prominently on the Causeway and will serve a new catchment area for Big Yellow, with our nearest store seven miles away.
We have a further three stores due to open this financial year; Queensbury, London (72,000 sq ft opening in October 2025), Slough Bath Road (95,000 sq ft opening in February 2026), and Wembley, London (73,000 sq ft opening in March 2026). We anticipate opening a further four stores in the year ending 31 March 2027, with West Kensington, London following in 2028.
