DECLARATION OF THIRD QUARTERLY DIVIDEND

The Board of Value and Indexed Property Income Trust PLC ("the Company") declares that a third quarterly dividend of 3.4p per Ordinary Share in respect of the year to 31 March 2025, will be paid on 25 April 2025 to those Shareholders on the register on 28 March 2025. The ex-dividend date is 27 March 2025.

At the General Meeting of the Company held earlier today, Shareholders approved the proposal that the Company enter the UK REIT regime from 1 April 2025. In the Circular to Shareholders dated 25 February 2025, which contained details of the proposal that the Company enter the UK REIT Regime, the Board had stated its intention that this third quarterly dividend would be designated as a property income distribution (PID). In order to give Shareholders additional time to consider the tax implications of the Company entering the UK REIT regime, the Board has agreed that this third quarter dividend, which is in respect of the period to 31 March 2025 when the Company was an investment trust, should be paid as an ordinary dividend.

The Board will be recommending a final dividend of 3.6 pence per Share for the financial year to 31 March 2025, which will be designated as a PID. The final dividend will be subject to Shareholder approval at the Company's annual general meeting to be held in July 2025 and is expected to be paid on or around 25 July 2025.
